Goal
Dollarama brought us on board to support their growing network of stores across Canada, both for new locations and renovations. They needed more than just 3D scans—they were looking for accurate as-built documentation, reliable area studies, and code compliance analysis. The bigger vision was to establish a smart, centralized BIM workflow that could streamline everything from planning and procurement to construction and operations.
Method
We started by scanning each store—whether existing or under consideration—using our Trimble X9 or Matterport scanners, depending on the site’s conditions. These high-resolution LiDAR scans gave us millimeter-accurate point clouds, capturing everything from walls and partitions to lighting, mechanical systems, and even fire protection details—everything we needed to validate construction code compliance and plan future modifications.
From there, we built a custom BIM library in Revit, creating brand-specific families for Dollarama’s standard fixtures like shelving units, signage, checkout counters, and lighting. These were designed with parametric controls and embedded data, making it easy to generate accurate material takeoffs, fixture schedules, and layout drawings—all aligned with international BIM standards ensuring easy consultants and contractors collaboration.
When required, we also produced BOMA-compliant area studies, calculated net and gross leasable areas, and embedded construction code overlays directly into the BIM models. That meant we could quickly assess things like fire separations, accessible routes, and exit path compliance, all from within a coordinated, data-rich digital environment.
Conclusion
The result was a rapid and reliable Scan-to-BIM pipeline, tailored specifically to Dollarama’s operational model. With our help, they now have precise and consistent digital models of their stores, complete with automated schedules and spatial analytics that reduce delays and errors during buildouts and/or renovations.
This project shows how we’re able to go well beyond scanning—offering fast turnaround (often within 48 hours), meaningful data, and scalable systems that support large retail operations. By combining detailed site capture, smart modeling, and code expertise, we gave Dollarama a digital toolkit built for efficiency and long-term growth.
